PAT Testing for Landlords

Do you provide any electrical appliances in your properties?
When letting a property, the electrical system and all appliances provided must be safe.  Failure to ensure safe electrical systems and equipment and comply with regulations is a criminal offence and may result in:
A fine of £5,000 per item for not complying
Six months imprisonment
Possible manslaughter charges in the event of a death
Tenants could sue for civil damages
Property insurance could be invalidated
The Health and Safety Executive enforces the electrical safety regulations, information is available on their website www.hse.gov.uk .

It is therefore advisable to have regular checks on all electrical appliances provided with your properties.  

The RICS (Royal Institution of Chartered Surveyors) guidelines for renting a property state that 'Portable appliance testing for all electrical appliances must be undertaken'.

For Norfolk and Suffolk £35.00 + VAT per property
Maximum of 20 items per property, £1.80 per item thereafter.
